Deliverable 1
The Inspection Report
After every inspection, Specta compiles the inspector's findings into a structured PDF report. It covers each area of the property in plain language: an overall summary, room-by-room condition ratings with written notes, and numbered references to every photograph taken.
The property is generally in good condition. Paint wear noted in the living room and laundry. The bathroom exhaust fan is non-functional. Roof was not accessible during inspection — a dedicated roof inspection is recommended before purchase.

Deliverable 2
Room-by-Room Photo Documentation
Every inspection area is documented with a minimum of four photographs. Each photo is numbered sequentially and cross-referenced back to the room condition summary. Defects get the full treatment: context, medium shot, and close-up.
Deliverable 3
Video Walkthrough
Your inspector records a continuous walkthrough of the entire property — moving steadily through each area and documenting what they find. Particularly useful if you're buying remotely or couldn't attend in person.
Community inspections include a walkthrough video as standard. Your video is delivered alongside your report through your Specta account.
Transparency
What If an Area Can't Be Accessed?
Not every part of a property is accessible during a standard inspection. Inspectors are trained to flag what couldn't be accessed — not skip it.
Noted, not omitted
If an area is locked, sealed, or physically inaccessible — a locked subfloor hatch, restricted roof void, or areas behind permanent fixtures — the inspector documents this explicitly in the report. You'll see "Not Accessible" in the room condition summary with a note explaining why. Knowing what wasn't inspected is as useful as knowing what was: it tells you exactly where a follow-up specialist inspection may be warranted.
